Can the cooperative compensation published in mls be tied to any conditions.? For example the listing agent puts “If I show your buyer you commission will be reduced 1%”.
This would be considered a “variable rate” commission. The condition(s) for this rate would likely be put in the “confidential remarks” section of the MLS

I fully understand how and why we are reminded to incorporate the language about commissions being negotiable, with our sellers. However, it is really becoming a sore spot for me as I cannot think of another product or service (hamburger, loaf of bread, gallon of gasoline, new roof, car repair, etc.) where the provider immediately follows up telling me what the price is, by then saying…but that’s negotiable.
